To ALL buyers, sellers, realtors, and title companies.
Woodburn Estates & Golf is a private non-profit HOA corporation 501(c)(7) Social and Recreation Club that has rules that govern community and define who we are with the city of Woodburn and the State of Oregon.

Buyers

If you are purchasing a home in Woodburn Estates & Golf:
1. This is a  55+ community and at least one person listed on the title must be 55+;
2. You may not have a household resident under the age of 18;
3. Obtain a copy of the Compliance Certification Request & Architectural Planning Committee Approval Request Form;
4. Ensure you have a title search performed to check for liens before you purchase the home. Liens are placed against the home, not the homeowner;
5. Complete a membership application, your signature on the application is your agreement to comply with the C. C. & R’s;
6. Provide a copy of legal photo IDs for each resident;
7. Ensure the title company receives a current statement of the account on the house you are purchasing;
8. Pay the $3,000 Working Capital Fee;
9. Pay the annual membership dues (currently $550) to Woodburn Estates & Golf at closing; and
10. Annual membership dues are not included in your mortgage, must be paid directly to Woodburn Estates & Golf each year.

Sellers

If you are selling a home in Woodburn Estates & Golf:
1. Be current on fees or they will be cleared in escrow from your proceeds of the sale;
2. Request a Compliance Certification Request;
3. Make the necessary repairs, modifications, and improvements to comply with the Architectural Compliance; and
4. Receive the Architectural Planning Committee Approval Request Form sign off for your repairs.

Private Community

All members are able to enjoy this private community and have the option to play golf. The Association owns the 18-hole (USGA rated par 72) golf course, pro shop, indoor heated swimming pool, spa, exercise equipment, billiards room, restaurant, auditorium, RV lot and more. We have numerous social activities and golf cars are legal throughout the public streets in Woodburn Estates & Golf.

Resident Membership

All property owners are members of a non-profit corporation that owns all the common property including the golf course and clubhouse and have equal shares in the corporation’s common property. Only one property owner in a residence must be the minimum age of 55. To protect our status, we have adopted rules, regulations, and restrictions. All homes are single story. It is the property owners responsibility to maintain their home and lot governed by the CC&R’s.

Golfing

There are additional fees to golf and to use your golf car on the course.
